1. Introduction

These Terms & Conditions govern your use of the BluCove website. By accessing or using this site, you agree to be bound by these terms.

2. About BluCove

BluCove Premium Stays LTD operates as a short-stay accommodation partner and property management company in Cyprus.

3. Website Use

You agree to use this website for lawful purposes only. You must not:

  • Misuse the website
  • Attempt unauthorised access
  • Submit false or misleading information

4. No Binding Offers

Information on this website does not constitute a legally binding offer. Any partnership or agreement with BluCove is subject to separate written contracts.

5. Bookings & Payments

A booking is confirmed once your payment has been received. Payment terms depend on how far in advance you book:

  • Stays more than 60 days away: a booking deposit of 30% of the total price is charged when you book. The remaining balance, together with the refundable security deposit, is charged automatically to the same payment card 60 days before check-in. By completing your booking you authorise BluCove to charge your saved card for these amounts.
  • Stays within 60 days of booking: the full price and the refundable security deposit are charged when you book.

If a scheduled payment fails, we will notify you by email and retry. You then have 7 days to complete payment. If payment is not completed within this period, the booking is cancelled, the dates are released and the booking deposit is retained.

6. Cancellations & Refunds

  • The 30% booking deposit is non-refundable.
  • If you cancel more than 60 days before check-in, no further amounts are due and any amounts paid beyond the booking deposit are refunded in full.
  • If you cancel 60 days or less before check-in, all amounts paid are non-refundable. The security deposit is always refunded in accordance with section 7.

Refunds are made to the original payment card. We recommend travel insurance to cover unforeseen changes to your plans.

7. Security Deposit

Each property carries a refundable security deposit, shown on the booking page before you pay. The deposit is charged together with the balance payment (or at booking for stays within 60 days) and is refunded to the same card within 5 days of check-out, provided the property is left in good condition.

Costs arising from damage, missing items or cleaning beyond normal use may be deducted from the security deposit. Any deduction is itemised and communicated to you. Where costs exceed the deposit, you remain liable for the difference.

8. Limitation of Liability

While we aim to keep information accurate and up to date, BluCove makes no warranties regarding completeness or accuracy. We are not liable for any loss arising from reliance on website content.

9. Intellectual Property

All content on this website (text, branding, visuals) is the property of BluCove Premium Stays LTD and may not be used without prior written consent.

10. Governing Law

These Terms are governed by the laws of the Republic of Cyprus.

11. Changes to These Terms

We may update these Terms & Conditions at any time. Continued use of the website constitutes acceptance of the updated terms.
